We offer a management service to landlord's who own and rent properties in the padiham area.

We can offer landlords either a full tern management service or just a tenant finding service.

Full Property Management

This service includes:

• Local Advertising to find suitable tenant(s).

• Preparing an assured shorthold tenancy agreement

• Putting prospective tenants through a thorough credit history check, address history check and employment inventory check.

• Offering the landlord a 'Rent Guarantee' * in association with home-let, specialists in rented property insurances * only in certain circumstances.

• Regular property inspections.

• Collection of rent and accounts sent to landlords every four weeks / monthly.

• Providing services for minor repairs / maintenance

• Arranging annual Gas Safety Inspections & Periodic Electrical Checks.

• Providing a local contact for tenants and managing the tenancy on a day -to-day basis.

Fee: £195 + VAT initial set up fee

(applies to first tenancy only - agreed reductions are available for subsequent tenancies)

10% + VAT of the monthly / four weekly collected rent

Tenancy Renewals

• Property inspections are carried out approximately two months before the end of each tenancy term.

• New assured shorthold tenancy agreement prepared.

£15 + VAT

Tenant Finding Only

This service includes:

• Local advertising to find suitable tenant(s)

• Preparing an assured shorthold tenancy agreement

• Putting prospective tenants through a thorough credit history check, address history check and employment history check.

Fee: £195 + VAT initial setup fee

• We also offer the additional option of creating a full inventory and producing photographs for each tenancy setup.

£35 + VAT.
